The Related Group has proposed a new 25-story Apogee condominium tower adjacent to the Northwood Historic District of West Palm Beach. The developer has launched trendy Apogee communities in Hollywood and Miami, known for their exclusive boutique, high-tech environments with just the right balance of white-glove service and privacy.
The proposed property, currently the location of a single-family home, was purchased for $16 million in 2022. The developer plans to rezone the site as a "residential planned development," subject to City Commission approval, which requires some redesign of the original plan. Changes to gain approval for the project include a height reduction to 250 feet, a minimum setback of 20 feet, and a decrease in the number of residences from 46 to 43.
Designed by Miami-based architecture firm Arquitectonica, the Apogee tower's current plans encompass 231,803 square feet and feature 46 luxury condos, each with three bedrooms, ranging from 2,754 to 2,902 square feet, with only two residences per floor. The development will also offer extensive indoor and outdoor amenities, similar to those at their other properties, including two pools with panoramic views of the Intracoastal Waterway and a third-floor sun deck with lounges, cabanas, and pool service. This waterfront property aims to provide all the amenities expected at a five-star property, catering to the sophisticated, affluent market transforming West Palm Beach.
